2) Nor Sor 3 Kor (น.ส.3 ก.) is a government document with a
green authorised stamp that provides that the land has been
under satellites measurement and the land is certified by an
authority to be transferable and registerable by land authority
. The owner of land under Nor Sor 3 Kor (น.ส.3 ก.) can request
the land department to change the Nor Sor 3 Kor (น.ส.3 ก.) to
be Nor Sor 4 (น.ส.4).
3) Nor Sor 3 (น.ส.3) is a government document with a black
authorised stamp that approved land use, but the land has not
been measured by authority. The Nor Sor 3 (น.ส.3) is still not
legally transferable until the land is measured and certified
by the authority. After the measurement and having
certification from the authority, the Nor Sor 3(น.ส.3) will be
changed to Nor Sor 3 Kor (น.ส.3 ก.).
In the general case, foreigners are not able to own land in Thailand.
However, there is an exemption for foreigners to own land in Thailand.
According to The Land Code B.E. 2497 (A.D. 1954), the Thai nationals
will be able to own land and can request the department of land to register
the land under their name.
The Land Code B.E. 2497 (A.D. 1954) chapter on "the Limitation of
foreigners' right over land" in sections 86- 96 provides some exemption
for a foreigner to own the land in Thailand. Section 86 stipulates that "the
foreigner may acquire land only by virtue of the provisions of a treaty
that provides for ownership of immovable property and also subject to
the provisions of this Code". In general, the foreigner is not permitted to
own land in Thailand except there is an international treaty between
Thailand and other nations allowing the nationals to own land in

Thailand. Nevertheless, section 96 bis provides an opportunity for
foreigners to obtain land ownership if the foreigner makes an investment
fund to Thailand at the amount prescribed by ministerial regulation. The
